This report sums up what happened in our office's records during August 2026: how many properties came to market, at what prices, and what buyers asked for. Every figure is from our own records, checked on 2026-09-20.



What came to market

  • 125 new properties recorded in August (July held 122)
  • 124 for sale, one to rent
  • 8 properties were marked sold during August

Asking prices by type

  • House — 65 properties, median $100,000 (from $20,000 to $400,000)
  • Apartment — 33 properties, median $85,000 (from $43,000 to $190,000)
  • Land — 15 properties, median $45,000 (from $6,000 to $180,000)
  • Commercial — 8 properties, median $130,000
  • Villa — 3 properties, from $220,000 to $280,000

Of the 33 new apartments, 14 were offered with instalment terms. Among houses, only two.



What buyers asked for

  • 67 requests from buyers and renters reached us
  • 56 to buy, 11 to rent
  • Of those who named a budget, the median was $69,000

The gap is plain: the median buyer budget ($69,000) sits below the median asking price for houses ($100,000) and close to apartments ($85,000). That is why most first-time buyers end up on apartments and land rather than houses.
